Maverick Station in Mauldin Soon to Open

The Parker Group has completed the shell for Maverick Station in Mauldin at Butler and Laurens Roads. It’s amazing to see the transformation that they did to the building that had been there.

According to the article in the Upstate Business Journal, the following businesses will be located there…

Bohemian Bull
iCRYO wellness center
AT&T

The property is being marketed by Lance Byars and Scott Burgess of Colliers. Here is the Colliers’ listing information for Maverick Station in Mauldin. It appears the shell is complete and now they will be working on building out the spaces for those businesses noted above.

The Parker Group does some great development and redevelopment. This is a very nice addition to this busy area in Mauldin. There’s a lot of interest from the public to see this new project open. Congrats to the Parker Group and to Lance Byars and Scott Burgess of Colliers on getting this leased!

City of Mauldin Puts Limits on Thrift and Consignment Stores

Apparently this has become and issue in Mauldin so the Mauldin City Council put some restrictions in place to potentially limit new thrift and consignment stores. There are a good number of these stores in Mauldin which is great if you’re looking for some bargains or vintage clothing and furniture.

The limit seems pretty minimal but here’s what they approved… new thrift stores must be at least 200 feet from residential and it must be located in a multi-tenant building – i.e. strip mall, shopping center…so no stand alone buildings near residential. If you are looking at opening one of these up, be sure to check in with the City of Mauldin before signing that lease!

Greenville Closed Homes Sales Up 11.9% Year over Year for October

The Greenville area continues to post strong homes sales number with October up nearly 12% compared to last October. In October 2019, 1127 units closed compared to 1,097 in 2018. The median sales price is up 5.6% from $206,500 in 2018 to $218,000 in 2019.

Other key data points for the Greenville area housing market are below in the various images. (Data is from the Greater Greenville Association of Realtors). Areas included in the general roll up of the data include: Greenville, Simpsonville, Five Forks, and Mauldin amongst many others.

What is interesting to see is that the overall inventory is starting to grow in the overall area – up 20% compared to a year ago. We’ll dig in further to see specifically if that inventory is growing in Greenville and Simpsonville.
