Greenville, SC Named One of the Best Places to Go for Fall 2022

Greenville, SC continues to hit list after list of top places to live, work, open a business and visit. It was a top spot during Covid and the peak work from home movement. Now CNN is saying Greenville, SC is a top destination for those looking to places to visit this fall. Pretty incredible really. While I love Greenville, it’s hard to imagine it’s in the same class as those places mentioned in CNN’s article, but it’s still great for the area to receive such recognition.

ChartSpan Shrinks Downtown Greenville Office Footprint by 90%

ChartSpan has been and continues to be a huge success story here in Greenville so don’t let the headline fool you. The company has said that it will be downsizing it’s office space needs from the current 100,000 SF at N. Main and Washington in downtown Greenville to a new location that will be about 10,000 SF. The new space will be mostly for executives according to the ChartSpan article in the Greenville News.

The company noted that they had been looking at an option to provide for more flexible and home-based work options for their employees 6 months prior to Covid-19. But given the lock downs and challenges opening offices, they did a survey of their employees and 82% wanted to continue to work at home according to the company.

According to ChartSpan’s website, they are “the largest chronic care management (CCM) service provider in the U.S. We provide a comprehensive set of care services for Medicare beneficiaries across the country. By providing access to care services specifically designed for chronically ill patients, our team of seasoned clinical experts are able to help patients live fuller and healthier lives while also reducing their medical costs.” The company continues to do extremely well. It will be interesting to watch the transition back to opening offices not only in the Greenville area but all across the country. I have heard of other firms doing similar things. It would seem that we might see a substantial reduction in the demand for Class A office space but time will tell. Of course the landlords and brokers involved in Class A are pretty savvy so we’ll have to watch what they do and if we see much of a change in price, terms and incentives.

Greenville Restaurants Open

Last week, Governor McMaster announced the relaxation of restrictions on restaurants are will allow them to operate at 50% capacity but still requiring proper social distancing and cleaning protocols.

50% is better than just curbside but this won’t work long term. Given what we are seeing in the state of Georgia and hopefully in South Carolina as well, the Governor will consider further relaxing the current guidelines.

Molly Hulsey of the GSA Business Report has written an excellent story about the opening up of downtown Greenville.

Downtown Greenville is such a terrific place to go out for lunch or dinner. We are hopeful these restaurant owners as well as the other shopkeepers can stay afloat long enough for the public to come back.

We are heading to Smoke on the Water Friday night for the anti-climatic celebration of our daughter graduating from college. We’ll still have fun given the ceremony has been delayed until May 2021 believe it or not. We’re expecting LOTS of people in downtown Greenville tomorrow night. The weather is supposed to be in the low 80’s. It should be fabulous!

Fall For Greenville 2019

This was a fabulous festival and something that will remain on our list of things to do each fall. Fall For Greenville saw thousands show up for the outstanding food venues, live music and rides. The event took place mostly up and down Main Street and some side streets adjacent to Main. 40 local restaurants had food booths and it was so great to be able to sample so many different foods from various restaurants. We found the prices to be very fair and not jacked up like it so often the case at other festivals and fairs we’ve been to in the past.

Just a heads up if you’re in a crush of people and it feels like you aren’t going anywhere…you probably are in line for a food venue! Also, be sure to get your tickets right away when you get in there. I think we found only one other ticket center once we started walking down Main Street. We didn’t go all the way to Falls Park but I suspect there was yet another ticket booth near there as well. Plan on spending $10 to park your car. We were a party of four – my wife, my 13 and 14 year old sons and we did just fine with $50 worth of tickets but I would say if you are a family of four, you might easily spend $70-$80 especially is you have some drinks. It was a fabulous festival and we will be back next year!

Spectacular New Greenville County Government Building Proposed in County Square Development

37 Acre County Square Billion Dollar Development Concept – Greenville, SC

There’s a billion dollar development project going in front of the City of Greenville Planning Commission next week. This is the 37 acre area known as County Square. This seems like a very exciting developement for Greenville but some on the council are holding out for affordable housing. I’ve seen this happen across the country. I’m not sure what it is with these city councils but I guess they see that they have an opportunity to peel off some money from big developers. There’s plenty of areas around Greenville where “affordable housing” government style would fit in just fine. Stop messing with the developers. Perhaps they can pay off the council by carving out $20-$30 million for the city to go build a housing project elsewhere in the city.

Check out the video below which does a beautiful job of explaining the billion proposal. There’s no way the Greenville County Council will vote this down but it’s still up in the air on the City of Greenville Council.
