Revitalizing History – Judson Mill’s Redevelopment and Thriving Mixed-Use Community

Greenville, South Carolina was the “textile capital of the world” back in the day before everything closed down and moved to China. In its wake has been left abandoned mills scattered throughout the Upstate. Many of these have been converted and renovated back to life and Judson Mill is no exception. But this redevelopment or reuse of the mill has delivered a spectacular adaptation of mixed-use.

Maverick Station in Mauldin Soon to Open

The Parker Group has completed the shell for Maverick Station in Mauldin at Butler and Laurens Roads. It’s amazing to see the transformation that they did to the building that had been there.

According to the article in the Upstate Business Journal, the following businesses will be located there…

Sully’s Steamers
Bohemian Bull
iCRYO wellness center
AT&T

The property is being marketed by Lance Byars and Scott Burgess of Colliers. Here is the Colliers’ listing information for Maverick Station in Mauldin. It appears the shell is complete and now they will be working on building out the spaces for those businesses noted above.

The Parker Group does some great development and redevelopment. This is a very nice addition to this busy area in Mauldin. There’s a lot of interest from the public to see this new project open. Congrats to the Parker Group and to Lance Byars and Scott Burgess of Colliers on getting this leased!

City of Greenville West End Small Area Plan

The City of Greenville held a public meeting earlier this week where they rolled out the sketches, plans and thinking as they look to the continued redevelopment of the West End. I think it’s very exciting and well thought out. The West End has continued to develop and I think having a plan in place such as this is going to help.

Update on Downtown Simpsonville

Downtown Simpsonville is continuing to see redevelopment. The Greenville Journal does a great job highlighting key points from Simpsonville City Manager, Dianna Gracely. Those items noted include:

  • Conversion of Simpsonville Elementary to the new Simpsonville Arts Center
  • Burdette Central redevelopment
  • Heritage Park
  • Swamp Rabbit Trail extension

Greenville’s Unity Park Gets the Go Ahead on 262 Apartment Units

The City of Greenville has been working on plans for a number of years to revitalize a 60+ acre park on the west side of town that has been allowed to deteriorate. The revitalization project is just part of a number of efforts by the City of Greenville to continue to make this city such a great place to live.

The Greenville City Council just approved the Unity Park contract with Harper General Contractors to build the 262 unit apartment building. The contract is for just over $38,000,000.

Greenville Opportunity Zones

Opportunity Zones are the latest hot trend in investment real estate and big dollars are starting to be poured in to these zones. They were created with the Tax Cuts and Jobs Act of 2017. Greenville, SC stands to benefit significantly from the new tax plan beyond the Opportunity Zones created. We’ll have more commentary on that as it will likely be a theme that will continue to be played out over the next 20-30 years.

The South Carolina Department of Commerce has built an excellent resource for the entire state. Be sure to check out South Carolina Opportunity Zones for maps and specific information you’ll need to help with understand what might be possible here in the palmetto state.

The Greenville Area Development Corporation (GADC) has a helpful article about how Greenville can benefit from Opportunity Zone investments and Greenville Business Magazine covered the topic earlier this year after the Opportunity Zones Summit in Columbia.

Here’s Greenville County’s Opportunity Zone information along with an FAQ from the IRS.

There are already projects in the works where we’ll see tens of millions of dollars invested in to Greenville as part of this new program.

Greenville Needs a New Convention Center

This week I had a chance to attend an event at the Greenville Convention Center for the Home Builders Association of Greenville. It’s located in a warehouse district area close to the downtown airport in Greenville. The building itself is fine, however, the location is not particularly appealing for the kinds of bigtime events that I think could be attracted to Greenville. There are no other venues near by such as bars or restaurants. Greenville is evaluating building a new convention center in downtown Greenville along the Reedy River. This is something that we need to do. We need to work with the state and find the money.

What to do then about the existing space? I’m not sure. Maybe it becomes a big warehouse. I don’t know. But when you think about how cool downtown Greenville is and how beautiful Greenville-Spartanburg International (GSP) is, I think it’s time they build a gorgeous new convention center.
