Reason number 1050 why Greenville is such an amazing place to live. The creativity here amongst the business owners, developers and city planners really is outstanding. Check out this pickleball complex that has started construction in Greenville near Unity Park. The actual address is 78 Mayberry St., Greenville. The owners already have a website up for PKL Park GVL.
The developers and owners are Nick Gilley of BASE 360 General Contractors and John Sharkey of Greenville Sports Leagues. BTW, they are calling for local artists to make submissions to be able to paint murals on the walls of one of the buildings.
According to the article in Upstate Business Journal, the cost for the project will be about $3,000,000. This is going to be a fabulous attraction for the city and add tremendous value to community life. Congrats to Nick Gilley and John Sharkey on what looks to be an outstanding asset!
There isn’t a week that goes by it seems without Greenville, SC being named to some list of top places to live, work, vacation and invest. This past week, Greenville, SC was named a Top 10 Most Beautiful and Affordable Places to Live by Travel & Leisure Magazine. Those of us who live here have known this for quite some time but it’s still nice to see the recognition.
People all over the country are evaluating where there are living like never before. The Covid-19 Pandemic allowed people to work from home which means they could live anywhere. Why continue to live in an area that has winter for 4-6 months out of the year when you could live elsewhere? Why live in a over regulated blue state with the heavy hand of government when you could live in a state with better weather, access to beaches and mountains and where the government doesn’t try to control every aspect of your life? South Carolina is a great option and tens of thousands of people have discovered it.

Greenville is booming no doubt. It’s getting more attention from all over the place it seems. Is it a great place for real estate investors? I think it’s increasingly becoming so. One thing to remember here is that real estate investors typically pay about 3x the property taxes than a homeowner would pay. So on a $350,000 where the property taxes might be $1,700-$2,000, the investor property is going to be between $5,000 – $6,000 per year.

GSP International Airport announced earlier this month that Contour Airlines would be starting up nonstop flights from Greenville to Nashville. This is great to hear and much needed to fly people back and forth from these booming southern cities. The start date is November 17, 2021
Contour Airlines started in 1982 and has continued to evolve and grow. Hopefully they will see lots of success on this route.
If you haven’t flown in or out of GSP International, it is one of the best small airports in the country and a tremendous asset to the entire Greenville-Spartanburg-Anderon area in Upstate South Carolina.
The City of Greenville, SC just released the draft of GVL2040 which is the 2040 Comprehensive Plan.
Key points that the City wants to focus on:
- Maintain Open Space – want to reserve 35% of the remaining land that is still to be developed remain greenspace.
- Affordable Housing: require that 10% of all new development be income-restricted.
- Transportation and Mobility: create other options besides cars.

This week, both the City of Greenville as well as Spartanburg extended their mask mandates another two months. This means they will expire mid-December just in time for the final 10 days or so of Christmas shopping. Don’t hold your breath that they are going to drop their mask demands.
The City of Greenville took the mask mandate a step further. Whereas the previous mandate required masking in grocery stores and pharmacies, the new dictate is for ALL retail establishments across the city. The mask mandate carries with it a $25 fine if charged. This is for retail establishments just within the city limits. This does not pertain to the rest of Greenville County. The citizens seem to have mixed feelings about the latest mask ordinance based upon comments on the City of Greenville’s Official Facebook Page.
