Greenville, SC and the rest of the Upstate is getting lots of attention from all kinds of people. Businesses are moving here along with their employees. People are moving here on their own. We’re seeing a big increase in investment from outside of SC pouring money into SC. Greenville is getting more than it’s fair share of that.
If you’re looking to make some investments here in the Upstate of South Carolina, there are many ways in which you can do that. I know many firms and will make note of them from time to time. I’ve worked closely with Nathan Long and Travis Lacey at Point Place Holdings. They offer a tremendous amount of services in the commercial real estate space. They also have opportunities from time to time where you can invest in their projects.
Reason number 1050 why Greenville is such an amazing place to live. The creativity here amongst the business owners, developers and city planners really is outstanding. Check out this pickleball complex that has started construction in Greenville near Unity Park. The actual address is 78 Mayberry St., Greenville. The owners already have a website up for PKL Park GVL.
The developers and owners are Nick Gilley of BASE 360 General Contractors and John Sharkey of Greenville Sports Leagues. BTW, they are calling for local artists to make submissions to be able to paint murals on the walls of one of the buildings.
According to the article in Upstate Business Journal, the cost for the project will be about $3,000,000. This is going to be a fabulous attraction for the city and add tremendous value to community life. Congrats to Nick Gilley and John Sharkey on what looks to be an outstanding asset!

People all over the country are evaluating where there are living like never before. The Covid-19 Pandemic allowed people to work from home which means they could live anywhere. Why continue to live in an area that has winter for 4-6 months out of the year when you could live elsewhere? Why live in a over regulated blue state with the heavy hand of government when you could live in a state with better weather, access to beaches and mountains and where the government doesn’t try to control every aspect of your life? South Carolina is a great option and tens of thousands of people have discovered it.
If you’re thinking of moving from some cold, blue state in the north, Midwest or NE, feel free to give me a call and I’d be happy to tell you about Greenville and the Upstate. Call me at 864-276-1448. I’m a licensed real estate broker with eXp Realty in both SC and MN. SC License #113522.

Here’s another article discussing how Greenville, SC is on the rise. My wife and I had been watching Greenville, SC for almost 10 years and finally decided to move here about three years ago. It has continued to get better and the food scene here is quite good. Here’s the latest article from Southern Living Magazine.
Greenville is booming no doubt. It’s getting more attention from all over the place it seems. Is it a great place for real estate investors? I think it’s increasingly becoming so. One thing to remember here is that real estate investors typically pay about 3x the property taxes than a homeowner would pay. So on a $350,000 where the property taxes might be $1,700-$2,000, the investor property is going to be between $5,000 – $6,000 per year.
But that said, it’s a strong rental market with strong demand. Check out this article from Roofstock as they look at Greenville, SC from a real estate investment perspective. It’s very informative.
GSP International Airport announced earlier this month that Contour Airlines would be starting up nonstop flights from Greenville to Nashville. This is great to hear and much needed to fly people back and forth from these booming southern cities. The start date is November 17, 2021
Contour Airlines started in 1982 and has continued to evolve and grow. Hopefully they will see lots of success on this route.
If you haven’t flown in or out of GSP International, it is one of the best small airports in the country and a tremendous asset to the entire Greenville-Spartanburg-Anderon area in Upstate South Carolina.
The Greenville area continues to attract many newcomers to the area. Known as the Upstate of South Carolina, the area surrounding Greenville, Spartanburg and Anderson and surrounding communities continue to see lots of growth.
The Greenville Area Development Corporation has been helping the Greenville area attract businesses for 20 years. They have helped to put the greater Greenville area on the map. It has become a hub for manufacturing but there is talk as to how to expand to IT and biotech as well as how to bring headquarters to the Upstate. Here’s a great article from the Greenville Business Magazine on some of the latest thinking from the GADC.
Greenville is a beautiful area. It’s about 60-90 minutes to the mountains and 3.5-4 hours away to the ocean. It’s not too crowded – yet. Home prices and land prices are still reasonable compared to other parts of the country. The workforce is excellent and plenty of universities and colleges in the area to develop and educated workforce. Greenville Technical College does a great job of training and educating many in the area for the skills they need in their jobs.
The City of Greenville held a public meeting earlier this week where they rolled out the sketches, plans and thinking as they look to the continued redevelopment of the West End. I think it’s very exciting and well thought out. The West End has continued to develop and I think having a plan in place such as this is going to help.
If you don’t have time or interest to take the 90 minutes to watch the video of the public hearing like I did, be sure to read the excellent article published in the Upstate Business Journal about the redevelopment plan for Greenville’s West End.
