Build to Rent has been an increasing trend across the country as interest by consumers to rent has continued to grow. With the skyrocketing home prices its becoming more of a necessity for many that they rent rather than buy. But there are also many consumers who just like the idea of renting and so we are seeing developers respond to that by building single family home communities that are all rentals.
Blaze Capital Partners out of Charleston has many beautiful rental communities. They are partnering with Greenville-based River Street Partners to develop 200 rental homes on a 66 acre site in Easley.
The South Carolina REALTORS Association has decided to remove the Repair Procedures language from South Carolina real estate contracts effective June 13, 2022. Along with that they also removed the “As-Is” part of the contract as well. What remains is strictly a Due Diligence component where the buyers and sellers will agree to a specific date whereby all inspection related items must be resolved. They buyer can back out or continue to negotiate as long as they do so before the Due Diligence deadline in the contract. If they back out, they have to deliver a Notice of Termination Form #313 along with the agreed upon Termination Fee to the Seller prior to the expiration of the Due Diligence period.
I personally like this change. I think it will help all parties in their negotiations and making sure there aren’t any misunderstandings causing hard feelings or possibly jeapardizing the transaction.
Remember the Earnest Money is completely separate from the Termination Fee. Earnest Money go to a trust account whereas the Termination Fee will go to the Seller.

The Reedy River Duck Derby is back in downtown Greenville at Falls Park this year. The Rotary Club of the Reedy River Greenville hosts the event. Thousands of cool little rubber duckies float down the Reedy River and over the falls in a race to the finish. Should be fun to have this event once again in Greenville.

Having moved here from Minnesota about 3 years ago, we continue to be amazed at the low property tax rates we pay in South Carolina compared to what we faced there. I still think we pay too much as I’m sure many homeowners do too. If we really are to have ownership of property, we should have zero property tax but that’s for another day. For now in America, everyone pays property tax. This is an insightful video as to what’s going on with property taxes and where is the pain going to be most acute. The good news for us in South Carolina is that we are on the low end of property taxes. It might mean more and more people continue to seek out a home in South Carolina though.
Based upon this video and what we are seeing with home prices, inflation and interest rate hikes, I think the real pain will be felt in 2023.
The City of Greenville has a facade improvement program whereby they will reimburse some of the expense building owners incur when they are improving the facades of their buildings.

Greenville County Schools has come out with their budget requests for the upcoming school year. They are looking to increase the budget from $721 million in 2021-2022 up to $788 million in 2022-2023. That’s an increase of $67 million with apparently $53 million coming from the State. The delta will need to be made up by tax inceases on property owners in the county. Contained in this budget is the goal to give teachers a pay raise of $2,000.

The new 25,000 square foot state-of-the-art multi-tenant data center is now officially open in Greenville. DC BLOX has announced that it’s new facility is open for business.

“DC BLOX’s purpose-built data center facility is located in Greenville’s Global Business Park off of Interstate 85 and will have a capacity of 54,000 square feet of white space and 18MW of power at full build-out. The multi-tenant data center was designed to meet the need for local, reliable, world-class colocation to enable the region’s future growth. Previously, companies in the region looking for this class of facility were forced to house their IT infrastructure in Charlotte or Atlanta.”
The way I read this is that this opens the door to South Carolina and specifically the Upstate area to start to see more IT-related companies start to develop footprints in the area. It’s just another sign of the continued growth of South Carolina.
One of the things I’ve noticed here in the Upstate is just how many different organizations there are when it comes to economic development and growth. Of course with economic growth comes more businesses locating here with the additional housing to accommodate the growth in employees. It’s a terrific place for business – particularly those in manufacturing, distribution and logistics. It seems a bit light when it comes to IT tech and med tech but there are movements afoot to try to bring more of those companies and or divisions to the Upstate.
